What Your Manager Can Do For You

We understand that it can sound overwhelming but we are here to help. Here is a brief outline of some of the many ways your management company can assist the Board and also how you can help us assist you better.

Review Contracts

By request, your manager will review/audit any contracts. 

Homeowner Relations

All requests made by homeowners can and should be handled by your management team, especially escrow and collection related requests. This will ensure that the requests are responded to properly and in accordance with current laws. If a homeowner contacts you directly with a request, please refer them to your manager.

Budgeting

Your manager will provide the board with a proposed budget based on current spending habits and known contracted services.  Your manager is available to discuss the budget and to help the Board make changes so that it is as accurate as possible.

Send Work Orders

For any work less than $1,500.00 in total cost your manager will have the work completed by one of the properly licensed and insured vendors from our extensive vendor list. If the Board has preferences of which vendors to use your manager will set up a vendor list specific to your association and use those approved vendors for all maintenance work.

Acquire Bids

For any maintenance work or project that exceeds $1,500.00 in total cost or for monthly service providers (i.e. landscape services, fire alarm monitoring, and pest control) your manager will, upon request, acquire bids for the Board to review.

Vendor Relations

All vendor communication can and should be done by your manager. This includes requests for proposals, issuing work orders, contract negotiation and following up until the job is complete. 

Meetings/Site Inspections

Your manager is available on request for site inspections and meeting attendance as provided by the Management Agreement. In addition, by appointment your manager is always available to meet with an individual board member in our office during business hours.
